Digital Twins
Most twins are a viewer handed over at the end. Ours opens the day the project goes to market and keeps working through every sale, every pour, every handover pack and every maintenance ticket for the life of the asset.
One model, four working lives
The same coordinated model that sells an apartment off-plan is the model that shows the buyer their floor being poured, carries their snagging list on delivery day, and tells the facility manager which valve failed in year eleven. One dataset, four audiences, no re-modelling in between.
Phase 01 — Sales & Marketing
Developers lose deals in the gap between a render and a decision. The twin closes it: buyers explore the real masterplan, compare real units, see real availability, and leave with an interactive brochure instead of a PDF.

Phase 02 — Construction Progress
Between contract and keys there are usually two years of silence broken by the occasional email. The twin turns that dead time into the strongest relationship a developer has: the buyer watches their own floor rise, with dated evidence behind every percentage.
Programme milestones

Evidence, not adjectives
Phase 03 — Handover
Inspection, snagging, warranties, manuals and asset data all live on the element they describe. The buyer walks the unit with the twin open, taps the tap, and reads its own warranty. Nothing is filed anywhere else.
Snagging record
Each item is pinned to a coordinate in the model and carries its photo, its date, its owner and its closing evidence. The handover pack is the record, not a summary of it.
O&M manuals, test certificates and as-built drawings attached to the element they belong to.
Every warranted product carries its start date, term and claim route. Expiries surface before they lapse.
Plain-language guides for the resident, generated from the same asset data the FM team uses.
Make, model, serial, install date, service interval — the spine that facility management runs on.
A code on the riser door, the AHU, the meter cupboard. Scan it and the twin opens on that asset — its manual, its warranty, its service history, its next inspection. No login hunt, no drawing number, no phone call.
Phase 04 — Facility Management
Ninety per cent of what a building costs is spent after it opens. This is where a twin either earns its keep or becomes a screensaver. Ours is wired to the systems that actually run the asset.
Thresholds raise a work order against the asset in the model, so the history stays where the next engineer will look for it.

Flagged by vibration trend 6 weeks before failure. Part, cost and engineer recorded on the asset.
